This Privacy Policy explains how Sea Realtor (“we”, “us”, “the agency”) collects, uses and protects your personal data when you contact us or use our website. We operate in accordance with applicable data-protection laws.

What data we collect
Data you provide when you send an inquiry or contact us: your name, phone number, e-mail address and the content of your message. When you contact us via WhatsApp, Viber or e-mail, we receive your name/number/address from that platform and your message text. We also automatically collect basic technical data (cookies) for site operation and analytics.
Why we use your data
To respond to your inquiry, offer suitable properties, communicate with you and provide our brokerage service. With your consent, we also use cookies for analytics and advertising.
Messaging via WhatsApp/Viber/e-mail
Messages you send through these channels are stored in our internal system (CRM) so we can continue the conversation and keep a record of inquiries. We do not send unsolicited (spam) messages; we reply to your inquiry.
Legal basis
We process your data on the basis of your consent (the checkbox on the form, the cookie banner), for the performance of a brokerage contract or steps prior to it (replying to your enquiry, arranging a viewing), and to comply with legal obligations (brokerage records, accounting). You may withdraw consent at any time without affecting the lawfulness of earlier processing.
Who we share data with
We do not sell your data. We share it only with service providers that enable our operations: website hosting (Vercel Inc.), database and CRM (Supabase Inc., servers in the EU — Frankfurt), messaging platforms (Meta Platforms — WhatsApp, Viber Media), an e-mail service and — only with your cookie consent — Google (analytics and advertising) and Meta (advertising). These providers process data on our behalf and under our instructions.
How long we keep data
Enquiry data is kept for at most 5 years after our last contact with you, after which it is anonymised automatically (name, contact details and messages are removed; only statistics remain). Data relating to a concluded brokerage transaction is kept as long as brokerage and accounting regulations require (at least 10 years). On request we anonymise your data earlier, except what we must keep by law.
Your rights
You have the right to request access to your data, rectification, erasure or restriction of processing, data portability, to object to processing and to withdraw consent. Send requests to info@searealtor.com; we reply within 30 days. You also have the right to lodge a complaint with a supervisory authority: the Montenegrin Agency for Personal Data Protection (azlp.me) or, if you are in the EU, the authority of your member state.
Cookies
The site uses essential cookies for operation and, with your consent, cookies for analytics (Google Analytics) and advertising (Google Ads, Meta Pixel). Until you consent, these services are not loaded. You can change your consent at any time via “Cookie settings” in the site footer.
