A guide to buying property in Montenegro

Buying property in Montenegro is simpler than most buyers expect - but the order of steps matters. Here is the whole process, from reservation to registration.

Step one: title check.

Before paying any deposit, request the title deed (list nepokretnosti). Our legal team checks ownership, encumbrances and access roads free of charge.

Foreign buyers have the same ownership rights as citizens - apartments and buildings are bought directly, only land requires a company.

Taxes and costs.

New builds carry no transfer tax (VAT is included in the price). Resales carry a progressive 3-6% transfer tax; notary and cadastre fees are minor and known in advance.

The whole process typically takes 30-45 days. With a power of attorney it can be completed without traveling to Montenegro.
